Zakaki, Limassol: an area guide for property buyers
Zakaki is a residential neighbourhood on the western side of Limassol, part of the Municipality of Limassol rather than a municipality of its own. It contains the City of Dreams Mediterranean resort and My Mall Limassol, two state schools, and the road link between Limassol New Port and the A6 motorway.

Is Zakaki a separate town, or part of Limassol?
It is part of Limassol. Zakaki is a neighbourhood within the Municipality of Limassol, not an independent municipality, and the municipality refers to it that way in its own announcements about local works. See, for example, the Municipality of Limassol's announcement covering a planned public garden in Zakaki.
This is worth stating because Cyprus reorganised local government in 2024 and a lot of older material is out of date. The Union of Cyprus Municipalities lists four municipalities in the Limassol District: Amathounta, Kourion, Lemesos and Polemidia. Zakaki is not among them, because it sits inside Lemesos, the Municipality of Limassol.
For a buyer, the practical consequence is simply that Zakaki addresses are Limassol addresses, and municipal services, planning and rates come from the Municipality of Limassol.
What is actually in Zakaki?
Two of the largest developments in Limassol are here, and both publish Zakaki addresses on their own websites. City of Dreams Mediterranean, the integrated casino resort, gives its address as Nikou Kavadia, Limassol 3150. My Mall Limassol gives 285 Franklin Roosevelt, 3150 Limassol. Both are in the 3150 postcode, which is Zakaki.
City of Dreams Mediterranean opened in July 2023. It is the single biggest change to the area in recent years, and it is the reason Zakaki appears in searches far more often than it used to.
Limassol New Port also borders the area, which explains both the road investment described below and some of the traffic and industrial activity that residents raise with the municipality.
How far is the development from the main landmarks?
These are road distances from Patmou Street, measured by the developer. They are not straight-line figures, so they reflect the route you would actually drive.

My Mall and City of Dreams Mediterranean are both inside Zakaki, which is why they are the closest things on the list. In practice they are a few minutes by car rather than a walk.

What schools are in Zakaki?
Two state schools are located in Zakaki itself, both listed on the Cyprus Ministry of Education's schools directory. Zakaki Gymnasium is at Agchistou 4, 3048 Zakaki, Limassol. Limassol 16th Primary School, Zakaki, Polykarpou Vlachou is at Parou Street, 3047 Limassol.
Limassol has several private and international schools, and they are frequently listed in property material as though they were local to every neighbourhood. None that we could verify is located in Zakaki. If an international school is central to your decision, check its own website for its address and satisfy yourself on the journey before you buy.
How well connected is the area by road?
Zakaki sits beside Limassol New Port, and the road link between the port and the A6 motorway was rebuilt within the last decade. The European Commission records the project as 5.6 km of road, built between August 2017 and April 2019, at a total investment of €31,563,306, of which €25,491,647 came from the EU Cohesion Fund. The project record is published in the Commission's regional policy database.
That investment was made for freight rather than for residents, but the effect on the area is the same: the connection between this part of Limassol and the motorway network is recent infrastructure rather than something inherited.

What is the municipality currently doing in Zakaki?
There is an active public spaces programme. Phase C of the Municipality of Limassol's public squares and parks revitalisation covers six squares and parks, four of them in the Agios Spyridonas and Zakaki neighbourhood.
A public consultation was held on 3 March 2026 at the Zakaki Community Council building, with the Mayor of Limassol, covering the Zakaki, Agios Spyridonas, Tsiflikoudia and Tserkez Tsiflik districts. The planned works include asphalt paving, pavement improvements, park upgrades and new public spaces.
The issues residents raised at that consultation are worth knowing before you buy, and we would rather you heard them from us: traffic congestion, an older road network, disturbance from nearby industrial activity, and a shortage of green space and infrastructure. That is what the municipal programme is being spent on.
A neighbourhood with a funded improvement programme and a recently opened resort is one where the direction of travel is upward. It is not a finished, polished suburb today, and anyone telling you otherwise is selling.
Is Zakaki a good place to buy?
That depends on what you want from it, and we are not a neutral party, so treat the following as our reasoning rather than as advice.
The case for it is that the area has had significant recent investment, both private in City of Dreams Mediterranean and public in the port road link and the municipal public spaces programme, and that it remains a working residential neighbourhood rather than a tourist strip.
The case against it is that it is next to a working port with the traffic and industrial activity that implies, and the road network in parts of it is old enough that the municipality has identified it as needing work.
Come and see it. Drive the roads at the time of day you would actually use them, and look at what is around the specific street rather than the district as a whole.
What is available in Zakaki right now?
A. DomeNik Residence is on Patmou Street in Zakaki. Six residences, four sold, two remaining, both on the third and top floor with a private roof garden. Handover is July 2027 and they are sold directly by the owner, so there is no estate agent commission.
