Two of the six residences at A. DomeNik Residence remain, at €370,000 and €380,000. Both have two bedrooms, two bathrooms and a private roof garden on the third and top floor, in Zakaki, Limassol. Handover is July 2027 and both are sold directly by the owner, so there are no estate agent fees.

The available residences

How many apartments are still available?
Two of the six residences remain. Four are sold. The Penthouse Suite is €370,000 and the Rooftop Suite is €380,000, and both are on the third and top floor with a private roof garden.
How big are the two remaining apartments?
The Penthouse Suite has 84.1 m² of covered interior, a 22.7 m² covered veranda and a 44.6 m² private roof garden, totalling 151.4 m². The Rooftop Suite has 83.8 m² interior, a 22.6 m² veranda and a 53.3 m² roof garden, totalling 159.7 m². Total area comprises covered interior, covered veranda and private roof garden.
What is the difference between the Penthouse Suite and the Rooftop Suite?
The Rooftop Suite costs €10,000 more and has 8.7 m² more roof garden, at 53.3 m² against 44.6 m², plus a corner position. Interior space differs by 0.3 m². Both have two bedrooms, two bathrooms and the same building specification.
How many bedrooms and bathrooms do they have?
Both remaining residences have two bedrooms and two bathrooms.
Which floor are they on?
Both are on the third floor, which is the top floor of the building. There is no apartment above either of them. The top floor position is what makes the private roof gardens possible, and the building has elevator access.

What is included

Is the jacuzzi included?
No. The plumbing and electrical provision for a jacuzzi is installed on the roof garden. The jacuzzi unit itself is not supplied and is fitted by the buyer if they want one.
What is on the roof garden?
Each private roof garden has a WC, a bathroom, a BBQ area and the provision for a jacuzzi. Landscaping and planting are not included.
Are the solar panels included?
The provision for photovoltaic solar panels is installed, meaning the conduit and mounting infrastructure. The panels themselves are supplied by the buyer.
Is there parking and storage?
Yes. Each residence has one covered parking space and a private storage room.
What energy rating does the building have?
The building holds an A+ energy performance certificate. It reflects the insulation, glazing and building services specification, and it matters most on the top floor, where the roof takes the most direct sun. Cyprus has required every new home to reach category A since 2020; where A+ sits relative to A is not something we could confirm from a government source, and our A+ rating guide explains why.

Buying and handover

When is handover?
July 2027. The building is a three storey reinforced concrete structure with six residences and is currently under construction.
Do I pay estate agent fees?
No. The residences are sold directly by the owner of the development, so there is no estate agent commission in the transaction.
Can I buy if I am not an EU citizen?
Yes. Non-EU buyers purchase property in Cyprus regularly, and both remaining residences sit above the €300,000 threshold for the fast-track permanent residency route. What are the payment stages?
The payment schedule runs in stages through to handover and is set out in full in the price list, which you can request on this site.
What costs are on top of the purchase price?
VAT, transfer fees, stamp duty and legal fees are additional to the price and are not included in the figures quoted here. The rates depend on your circumstances, so ask a Cyprus property lawyer for a written estimate before you commit.
