Buying direct from a developer in Cyprus

Buying direct from the developer means there is no estate agent in the transaction and no agent commission built into the price. At A. DomeNik Residence you deal with the owner of the development. What does buying direct actually mean?

It means the person selling you the apartment is the person who built it. There is no agency between you, no listing fee, and no commission on the transaction.

In a typical sale an agent introduces the buyer, handles viewings and negotiation, and is paid a commission. That commission is a real cost in the transaction, and it is generally reflected in the asking price whoever is nominally paying it. Removing the agent removes that layer.

We have deliberately not published a percentage here. Agency commission in Cyprus is a matter of private contract rather than a regulated rate, and quoting a figure we cannot source would undermine the rest of this page.

What do I gain by buying direct?

Three things, in descending order of how much they actually matter.

  1. Answers from the person who made the decisions. If you ask why a particular material was used, what the roof waterproofing specification is, or whether something can be changed before handover, you are asking the person who can actually answer. An agent relays questions and sometimes relays them imperfectly.
  2. No commission in the transaction. One less cost inside the deal.
  3. A shorter chain. Fewer people between a question and its answer usually means faster answers, particularly on an off-plan purchase where things come up during construction.

What do I give up?

This is the part most developer websites leave out, and it is worth being straight about.

A good agent sees many developments and can tell you honestly how one compares with another. We cannot do that, because we are selling one building. Everything we tell you about our own residences is accurate, and we have gone to some trouble on this site to source or omit rather than guess, but we are not a neutral party and you should not treat us as one.

An agent also acts as a buffer during negotiation. Some buyers prefer that. If you would rather not negotiate face to face with the seller, buying direct will feel less comfortable.

Do I still need a lawyer if there is no agent?

Yes, and if anything more than usual. An agent is not your legal representative in any case, so removing one does not remove a legal safeguard. What it does remove is a second pair of eyes on the transaction.

Instruct an independent Cyprus property lawyer who does not act for the seller. That last part matters. A lawyer recommended by the seller and paid by the seller is not acting for you, whatever the introduction sounds like.

What should I check when buying direct?

The same things you would check anywhere, with nobody prompting you to check them.

  1. Who legally owns the land, and whether there is a mortgage or other charge over it. Your lawyer does a Land Registry search for this. Ask for the result rather than a reassurance.
  2. The measurement breakdown in writing, on the floor plan and in the contract, separating covered interior from covered veranda from any outdoor space. Never accept a single combined figure.
  3. What is included and what is only provided for. A provision is wiring and plumbing, not a fitted appliance. Ours are listed on each residence page.
  4. The payment schedule and what each stage is tied to, so payments track construction progress rather than dates alone.
  5. The handover date and what happens if it slips. Ours is July 2027.
  6. Whether the contract will be deposited at the Department of Lands and Surveys, and by when. This is the single most important protection an off-plan buyer has in Cyprus.
  7. The energy performance certificate. Ours is A+.
