Zakaki is a residential neighbourhood in western Limassol, within the Municipality of Limassol. The new-build schemes we could verify there are small buildings rather than towers. One, Zakaki Residences by BTF Developers, is marked sold out. A. DomeNik Residence has two of six residences remaining, from €370,000.

We build in Zakaki, so read this knowing that. We have named a competing development, linked to it, and told you it sold out, because a page claiming to be the only option in an area is not worth reading.

What is actually being built in Zakaki?

Less than you might expect from the attention the area gets, and at a much smaller scale than the Limassol seafront.

The one competing residential scheme we could verify from a developer's own website is Zakaki Residences by BTF Developers: three blocks plus roof-level units, one and two bedroom apartments between 64 m² and 97 m² of covered area. Its own page marks it sold out.

That is worth knowing for two reasons. It tells you new-build apartments in Zakaki do find buyers. It also tells you the available stock at any moment is thin, which is a statement about supply rather than a sales tactic.

A number of other Zakaki schemes appear on property portals. We have not listed them, because a portal listing is not evidence a development exists as described, and we are not going to name someone else's project on that basis.

How does Zakaki compare with the seafront towers?

They are different products that happen to overlap on price. The Limassol seafront has large towers with sea views, concierge, pools and gyms. Zakaki has small residential buildings.

The trade is roughly this. A tower gives you views and amenities, and comes with the common expenses of running them, a few hundred neighbours, and less influence over anything. A six-unit building gives you fewer neighbours, lower running complexity and, while under construction, a developer who can actually answer you. It does not give you a sea view or a gym.

Is Zakaki a sensible place to buy new?

It depends on your tolerance for an area mid-change, and we would rather set out both sides than sell you the upside.

In favour: City of Dreams Mediterranean opened here in July 2023, the road link between Limassol New Port and the A6 motorway was rebuilt between 2017 and 2019 at a cost of over €31 million with EU Cohesion Fund support, and the Municipality of Limassol is running a funded programme upgrading squares and parks, four of them in the Agios Spyridonas and Zakaki neighbourhood.

Against: at a municipal consultation held on 3 March 2026 at the Zakaki Community Council, residents raised traffic congestion, an older road network, disturbance from nearby industrial activity and a shortage of green space. Zakaki also borders a working port. None of that is hidden and none of it should be.

If you want a finished, quiet suburb, look at the areas in Amathounta instead. If you want a residential neighbourhood with investment actually going into it, Zakaki is worth your time. The area guide has the sources for all of the above.

Which municipality is Zakaki in?

The Municipality of Limassol. Since the 2024 local government reform the Limassol District has four municipalities, and the official list of quarters published via the Department of Lands and Surveys geoportal shows Lemesos comprising Lemesos, Mesa Geitonia and Tserkezoi.

Zakaki does not appear on that list as a quarter, because it was a neighbourhood inside Limassol rather than a separate municipality that merged in. The municipality's own announcements about works in Zakaki confirm it sits within Limassol.

Is new-build supply increasing?

Nationally, yes. The Cyprus Statistical Service reported 9,275 dwelling units authorised across Cyprus in January to August 2025, up 14.6% year on year, with apartment blocks accounting for 6,030 of those, up 18.6%. Permits themselves were slightly down at 4,842, so the trend is toward fewer and larger schemes. The figures are in the Building Permits release dated 15 December 2025.

That is a national figure, not a Limassol one. The district breakdown sits in an interactive database we could not query, so we are not going to imply it applies to Zakaki. The Statistical Service also notes that permit issuing moved to the new Local Government Organisations on 1 July 2024, which caused delays and accuracy problems during the transition.

What should I check on any new build in Zakaki?

  1. The area breakdown in writing, separating covered interior, covered veranda and any outdoor space. Never accept one combined number.
  2. Which floor, and what is above. In a small building the top floor is the only one with nothing overhead, and it is usually the only one with roof access.
  3. Included against provided for. A jacuzzi provision is plumbing and wiring. A photovoltaic provision is conduit and mounting. Neither is the unit itself.
  4. The energy performance certificate, and ask to see it rather than be told the rating.
  5. Handover date and the payment schedule, with payments tied to construction stages.
  6. Whether the contract will be deposited at the Department of Lands and Surveys within the six month deadline. This is the main protection an off-plan buyer has, and the buying process guide explains why.
  7. Whether the land carries a mortgage, via a search certificate. Since December 2023 the seller must supply one no more than five working days old.

What is available at A. DomeNik Residence?

Six residences on Patmou Street, four sold, two remaining. Both are on the third and top floor with a private roof garden fitted with a WC, a bathroom, a BBQ area and jacuzzi provision. The building holds an A+ energy performance certificate and has elevator access. Handover is July 2027, and it is sold directly by the owner with no estate agent commission.
